Mortgage leadsfor UK brokers

We find people looking for a mortgage, a remortgage, a second charge loan or equity release, and introduce them to your advisers. We build your WhatsApp or SMS follow-up, in your name; we don’t advise or talk rates. Every lead is exclusive to you, and invalid numbers come back.

What a mortgage lead contains

Every answer comes from the customer, on the form. We check the phone number is live and the postcode is in your area, tell them who they’re being introduced to, then your WhatsApp or SMS follow-up keeps them warm until your adviser calls.

How it works

From ad to your adviser

Laura’s evening, from seeing your ad to landing in your CRM. When she asks what rate she’d get, your brand’s WhatsApp leaves it to your adviser, so the chat never strays into advice.

  1. 01 · Reach19:02

    Sees your ad

Meta and Google campaigns in your name. Ads and pages go live only once you’ve approved them.

  2. 02 · Personalise19:12

Fills in a page made for her

Each audience lands on its own page, written for where they are: buying, remortgaging or releasing equity.

  3. 03 · Follow up19:12

    Hears from you on WhatsApp

We build your WhatsApp follow-up, on your number and to a script you approve: it agrees a time to call and leaves rates, eligibility and advice to your advisers. Prefer text? We’ll build free SMS follow-up with a personalised link instead.

  1. Kelsbury Mortgages: Hi Laura 👋 it’s Kelsbury Mortgages. Thanks for asking about remortgaging your home in Stockport.
  2. Kelsbury Mortgages: One of our advisers will call to talk through your options. When suits you best? (Reply options: Morning, Afternoon, Evening)
  3. Customer: what rate could we get?
  4. Kelsbury Mortgages: Fair question! We can’t say over chat, and we’d rather not guess. Your adviser will look at your situation properly and explain your options on the call.
  5. Kelsbury Mortgages: Still happy for us to call? (Reply options: Yes, this evening, Not for me)
  6. Customer: Yes, this evening
  7. Kelsbury Mortgages: Perfect, we’ll call you this evening. Thanks Laura!

What happened

Laura and her partner own a semi in Stockport, and their fixed deal ends in the spring. Her form said both were employed, but her partner went self-employed last year. She asked what rate they’d get, and Tom explained what he’d need to see first. She wanted the broker fee in writing, and booked a fact-find for Tuesday.

“I just want someone to look at it properly before the deal ends.”Customer, 0:52

Could this have gone better?

WorkedTom said why he couldn’t quote a rate yet, and what he’d need to see. She stayed with him.
TrySet out the broker fee before she has to ask. She raised it twice.
Ask next timeAsk about any change in work early. It changes the documents they’ll need.

How to choose a mortgage lead supplier

Six questions worth asking anyone who sells you mortgage leads, and how we answer them.

  1. 01Who generated the lead, and has anyone else bought it?

We did, from campaigns in your name. It’s sold once, to you.

  2. 02Who approves the ads?

You do. They’re financial promotions, so nothing runs until you’ve signed it off.

  3. 03Has anyone advised the customer before you?

No. The follow-up we build for you agrees a time to call and leaves rates, eligibility and advice to your advisers.

  4. 04Was the customer told who they’d hear from?

Yes. The consent names you, and they’re told we’re paid for the introduction before it’s made.

  5. 05What was checked, and how?

The phone number is checked live and the postcode against your area. Everything else is the customer’s own answer on the form.

  6. 06What happens to a bad number?

Invalid numbers are returned, with no time limit.

FAQs

How much do mortgage leads cost?

Between £40 and £200 per qualified web lead. That’s an indicative range, not a quote. Where you land depends on the mortgage type, your criteria and the volume you want. Your exact price is agreed on a call.

Which mortgage leads do you generate?

Purchase and remortgage, second charge loans and equity release. We don’t generate buy-to-let or commercial leads.

Is POCKLA FCA authorised?

No. We work as an introducer: we pass on people who’ve asked to speak to a mortgage adviser, and only to FCA-authorised firms. We don’t advise on or arrange mortgages, and the follow-up we build for you never quotes rates or says who’ll be accepted.

Who approves the ads?

You do. Mortgage ads are financial promotions, so they run in your name and go live only once you’ve signed them off.

Are your mortgage leads exclusive?

Yes. Every lead is sold once, to one firm.

What happens if a lead’s number is invalid?

It’s returned, with no time limit.

Can leads go into my CRM?

Yes, into any CRM. If you don’t have one, you can work your leads in POCKLA Desk instead.

Do you do live transfers?

Yes. The customer is put through to your advisers while they’re still on the line. Live transfers are priced on your criteria.

Who runs the WhatsApp follow-up?

You do. We build it for you, on your number and to a script you approve, and it runs in your name. It agrees a time to call and leaves the advice to your advisers. Prefer text? We’ll build free SMS follow-up with a personalised link instead.
